What is a home inspection?

A home inspection is a service that home buyers, home owners and home sellers purchase for the purpose of knowing what material defects a home has within specific systems or components. For Adept Home Inspections LLC, it’s a non-invasive, visual inspection that’s done using the InterNACHI Standards of Practice and Ethical Guidelines.

A home inspection report is usually provided the day following the home inspection. It provides a snapshot in time of the visual condition of a home that’s done using an array of tools, including the software on my Iphone that’s used as the data input device.


The condominium or townhome that I’m buying has common areas that are covered by a homeowner’s association (HOA). Should those common areas be inspected before I buy the home?

Yes. Since defects with the common areas such as the roof and exterior can have a significant impact on the unit that you are purchasing, those areas should be inspected as well. Sometimes, the HOA will fail to fix a leaking roof above your unit, even if it is their responsibility. If and when an HOA decides to issue a special assessment to all of the homeowners to pay for replacing those components in the future, you should know about the possibility of having to pay for those defective conditions beforehand.


Do you perform code-compliance inspections?

While home inspectors have a basic understanding of residential building codes, we are not code inspectors.

A home inspector who follows the Internachi Standards of Practice is not required to determine compliance with current codes or regulations.

Home inspectors perform home inspections, which are different from the service provided by municipal building inspectors. The difference is that a home inspector identifies material defects within specific systems or components that may have a significant, adverse impact on the value of the property, as well as those that create safety hazards.

How far will you travel to perform a home inspection?

I’d probably travel up to 100 miles from my home in Durango, Colorado to perform a home inspection.


What forms of payment do you accept?

I will accept check, credit card, Pay Pal, cash or money orders.


Do you perform pre-listing home inspections for sellers?

Yes. Plus, a sign could be placed in your yard afterwards to let potential buyers know that you’ve had it inspected already.
